Ask someone in Seattle where Canyon Park is and they’ll probably say “somewhere off 405.” They’re not wrong, but that undersells it. Canyon Park is the northern end of Bothell, where the city crosses into Snohomish County. It’s home to a big share of Bothell’s biotech and medical technology jobs, and the business parks are wrapped around a protected wetland corridor, so there’s far more green space than the map suggests.
We know this part of Bothell well because it’s where we’re building Duchess Luxury Townhomes, on Duchess Road. Every distance in this guide is measured from Duchess, which makes it a useful reference whether you’re looking at our homes or anyone else’s in the neighborhood.
Where exactly is Canyon Park?
Canyon Park runs along the Bothell-Everett Highway (SR 527), just north of I-405. Duchess is at 932 Duchess Road, in ZIP code 98012.
Bothell is one of the few cities in the region that sits in two counties. The southern half, including downtown and UW Bothell, is in King County. Canyon Park, including Duchess Road, is on the Snohomish County side. That affects property tax rates and some county services, so it’s worth knowing before you compare homes on either side of the line.
Getting to work
For many buyers, this is the reason to look here at all. Canyon Park is one of the few places in the Seattle area where a lot of people can live within ten minutes of their office.
Drive times from Duchess:
Destination | Drive time |
|---|---|
I-405 on-ramp | 6 min |
Philips Healthcare | 8 min |
AT&T Canyon Park operations hub | 8 min |
Northshore School District headquarters | 8 min |
AGC Biologics | 9 min |
Seagen / Pfizer | 9 min |
University of Washington Bothell | 12 min |
Microsoft Redmond campus | 22 min |
Amazon Bellevue | 23 min |
The last two are the ones to think hard about. I-405 between Bothell and Bellevue is one of the busiest stretches of road in the state, and those times assume reasonable traffic. If you’ll be commuting to Redmond or Bellevue, drive the route at your actual commute time before you buy. The express toll lanes help, but they add a daily cost.
Several other large employers are close by as well: T-Mobile is about 1.9 miles from Duchess, IonQ and Panasonic Avionics are about 3 miles away, and Google’s Bothell office is about 3.5 miles away.
Schools
Canyon Park is in the Northshore School District, and for a lot of families that’s what puts the area on the list in the first place.
One thing people often miss: the closest school isn’t always your assigned school. Fernwood Elementary is only 0.7 miles from Duchess, and Skyview Middle School and North Creek High School are both within about 1.7 miles, but none of them is the assigned school for Duchess Road. The assigned schools are:
Crystal Springs Elementary: GreatSchools 9/10
Canyon Park Middle School: GreatSchools 6/10
Bothell High School: GreatSchools 9/10
Across the district, Northshore offers Highly Capable services, AP, IB, Running Start, College in the High School and Project Lead The Way. Boundaries do change, so check any address on the district’s school locator before you commit. That’s good advice for any home, not just ours.
There are also private options nearby. BASIS Independent Bothell is 1.6 miles from Duchess, Innovation Lab High School is 1.8 miles away, and Cedar Park Christian School is 3.9 miles away.
For families with younger children, daycare is easy to find. Little Darlings Childcare and Babes & Tots Home Daycare are each about 0.4 miles away, Bright Horizons at Bothell is 0.7 miles away, and several more are within two miles.
Groceries and everyday errands
The Canyon Park shops along the Bothell-Everett Highway cover most weekly needs, with QFC and PCC Natural Market for groceries, plus banks, medical offices and fitness studios. Lakeside at Canyon Park is a mile from Duchess, Canyon Park Shopping Center is 1.8 miles away, and Canyon Park Place is 2 miles away.
For bigger trips:
Alderwood Mall: 2.5 miles
Costco Woodinville: 2.6 miles
Mill Creek Town Center: 2.7 miles, with local restaurants and shops you can walk between
Town & Country Market: 3.1 miles
Fred Meyer Kenmore: 4.3 miles
Where to eat
Canyon Park doesn’t have a main street, but it eats well, and the food is more international than most people expect. A few places close to Duchess:
Korea House and Modoo Hansang (both about 0.8 miles): Korean
What the Pho! Canyon Park (1.2 miles): Vietnamese
Junior Kuppanna (1.2 miles): South Indian
Inchin’s Bamboo Garden (1.5 miles): Indo-Chinese
Kin Dee Bothell (1.6 miles): Thai
Grazie Ristorante (1.7 miles): Italian, a good pick for a special occasion
Parks and trails
This is the part of Canyon Park that tends to surprise people.
North Creek Park (1.0 mile): a wetland boardwalk that’s popular with birdwatchers
Cedar Grove Park (1.7 miles): the closest neighborhood park after North Creek
Tambark Creek Park (2.2 miles): trails, plus an off-leash dog area
Miner’s Corner (3.0 miles)
Blyth Park (3.5 miles) and The Park at Bothell Landing (4.2 miles), both on the Sammamish River
The North Creek Regional Trail follows the wooded wetland corridor and links Bothell to Mill Creek and Everett. It also connects into the Sammamish River Trail and the Burke-Gilman Trail, so you can ride from Canyon Park toward Lake Washington and Seattle almost entirely on trail.
Who Canyon Park suits, and who it doesn’t
It’s a good fit if you:
work at one of Bothell’s biotech, med-tech or tech campuses and want a short commute;
want Northshore schools and newer homes in the same place;
like having trails and parks a few minutes from your door.
It’s probably not the right fit if you:
want to walk to bars and restaurants most evenings. Downtown Bothell or Kirkland will suit you better.
drive into Seattle every day. It’s doable, but I-405 and I-5 at rush hour are a real cost.
want a large private yard. Most new construction here is townhomes.
Looking at homes in Canyon Park
Most of what’s being built in Canyon Park right now is townhomes, because land close to the employment hub is limited. If you’re shopping for new construction, Duchess Luxury Townhomes has twelve four-bedroom, three-level homes on Duchess Road, with a two-car garage and EV charger in every home and Cascade Mountain views from the community’s elevated setting. Building B is selling now, Building A is available from November 2026, and move-in is targeted for 2027. If you’re deciding between plans, our guide to end unit vs. middle unit townhomes works through the real numbers at Duchess.
If you’re still weighing Bothell against other Seattle suburbs, our piece on why Bothell keeps showing up on families’ shortlists covers the bigger picture. And when you’re ready to see the area in person, request a private tour and we’ll show you around.
Distances and drive times are approximate and measured from 932 Duchess Road, Bothell. School assignments, boundaries and ratings can change, so confirm them with the Northshore School District. Ratings shown are GreatSchools summary ratings.
